Does my attic need air sealing before more insulation?

Attic air sealing closes the gaps in your attic floor where wires, pipes, lights and flues come up from the rooms below, using caulk, spray foam or rigid blocking. On a house in Davenport, that means fewer drafts, lower fuel bills and less moisture getting into the attic.

Most people call us about a cold room, a hot upstairs or a power bill that keeps climbing, and they figure the attic just needs more insulation. Often it needs the holes closed first, because warm air slips up through them and right past whatever's lying on the attic floor, which is why I look at sealing before attic insulation. The price moves with how many openings there are and how much is in the way of reaching them, and the schedule turns on whether anything has to be fixed before we start. You'll get your own number when I come out and write the estimate at your house.

How we do attic air sealing

Before anything gets sealed, I check whether your attic is ready, because some aren't yet, and I'd rather tell you what has to be fixed first than seal over it. Then our crew moves the old insulation back so we can reach the gaps, and we seal the holes where wires, pipes and lights come through the ceiling, with caulk for small cracks and foam or rigid blocking for the bigger openings. We leave the soffit, ridge and gable vents and any combustion air ducts open, because those are meant to move air, and burying them is how moisture ends up in the framing. Once the floor is tight, the insulation goes back down, spread even all the way out to the edges where it usually runs thin.

If what's up there is thin, we top it up with blown-in fill, loose insulation blown in through a hose, which is the same retrofit insulation work we do in plenty of older houses. Homeowners ask about spray foam insulation too. It costs more and seals air while it insulates, but sealing the gaps and topping up loose fill usually gets you there for less, unless your ductwork runs through the attic, which is where foam earns its price.

Attic air sealing permits and rules in Davenport

The City of Davenport's permit list names remodels, roofing and new electrical, plumbing or heating installations, and attic air sealing isn't on it, so the list alone doesn't settle whether your job needs a permit. If it does, we take care of it with the city and tell you about it up front. Building, mechanical, plumbing and electrical work in Davenport generally has to be done by a licensed and bonded contractor, and that contractor takes out the permit. If you own a single-family house and want to do your own remodeling, the city lets you do it without a contractor license, except for mechanical, electrical and plumbing work, and you'd take out your permits at the Building Counter in the Davenport Public Works Center, open weekdays 7:00 a.m. to 4:30 p.m. except holidays.

A lot of the houses we get called to here are older, with can lights added over the years, a chimney up through the middle and bath fans someone ran into the attic instead of outside. We find the same holes and the same surprises on jobs in Bettendorf and Rock Island, and in cities on both sides of the river.

Why call us for attic air sealing

  • I write your estimate myself

I come out, climb into your attic and write the estimate, and our crew does the work. When it's done, I check the finished job with you, so the person who looked at your attic is the one who signs off on it.

  • Fixes first, sealing second

I learned this on my dad's crew around Davenport and started this business in 2021 to run jobs his way, in order and with no shortcuts. If your attic needs a roofer or an electrician before we seal, I'll say so, even if it means you don't hire us yet.

  • Licensed and insured

We're licensed and insured. That's what you want behind a crew working around your wiring, your chimney and the ceiling over your bedrooms.

  • A crew that cleans up after itself

We cover what's under the attic hatch before we start and carry our scraps out when we leave. The only thing you should notice afterward is that the drafts are gone.

Frequently asked questions

What is the best order for attic air sealing and insulation?

Air sealing comes before insulation. A national attic air sealing guide puts combustion safety and indoor ventilation first, then attic ventilation, then sealing, and leaves new insulation for last because that's where it saves the most energy. That's the order we work in.

What has to be fixed before attic air sealing can start?

That same guide puts the job on hold for active knob and tube wiring, vermiculite insulation, which is a pebbly loose fill found in some older houses, and bath fans venting into the attic. A leaking roof, an unvented kerosene heater or an unvented gas fireplace hold it up too, so those get planned and fixed first. If I see one at the estimate, I'll tell you what kind of help you need before we come back.

How do I air seal an attic safely if I have a gas furnace or water heater?

If your furnace, boiler or water heater burns gas or oil and vents up a natural draft chimney, the guide calls for combustion air from outside and a backdrafting test, which checks that exhaust goes up the flue instead of back into the house. It also calls for carbon monoxide detectors in those homes, and it says replacing old units with sealed combustion, induced draft or power-vented ones is the best approach, so if yours is near the end of its life, plan the two together.

What happens to can lights and chimney flues during attic air sealing?

Can lights that aren't rated for insulation contact can get fire-rated covers with the joints sealed with fire-rated caulk or tape, though one building guide calls swapping old fixtures for new ICAT-rated ones, made to sit in insulation and seal air, the better option. Around a chimney or flue, sealing uses fire-rated caulk with rated collars or fitted sheet metal, with proper clearance kept from anything that can burn.

Does a contractor need to be registered in Iowa to air seal my attic?

Iowa law requires contractors who earn at least $2,000 a year from construction work to register with the state Department of Inspections, Appeals, and Licensing. That sits on top of Davenport's own permit and licensing rules covered above.

How much does attic air sealing cost in Davenport?

There's no set price, because it comes down to how many holes your attic floor has, how much old insulation has to be moved to reach them, and whether can lights or a chimney need fire-rated work. Whether the job includes a blower door test, a big fan in a doorway that can help show whether the duct and flue openings got sealed, also changes the number. I'll write yours after I've been up there.

  • Retrofit insulation

When an older house is short on insulation, this is how we add more without tearing out walls or ceilings.

  • Spray foam insulation

If your ductwork runs through the attic, foam that seals and insulates at once is worth pricing against loose fill.
